Susan,

Thank you so much for clearifing that we are able to get another VA loan with the remaining balance of our COE. It is truly amazing how unadvertised that is and how difficult it is to find out how to do it. My wife and I look forward to working with you for our next future home. Thank you and God Bless.

We have 7 yrs left on a VA loan in Arkansas with a $93,000 balance. We would like to buy our retirement home in Arizona for approx $200,000 in a 55+ community and rent it out parttime for the next 3 years. We have a savings we have considered using, but would like to save it for emergencies. We also have a motorhome we owe $43,000 on. Our credit score is 794.

I would be happy to help you, it certainly sounds like you would qualify to use 2nd tier entitlement. Please feel free to give me a call or send me an email!

What are the regulations behind the 2nd Tier entitlement? I still live in the same town, I need a bigger house because of a larger family but would like to buy in my same neighborhood. I hear about people having to relocate, I just need a bigger house and I don't want to sell my current house at this moment. Any information would be greatly appreciated.

We are currently doing research to try to see what options we have in selling our current home under a va loan, and then purchasing a new home with a va loan, closer to my family. We are really unsure how to start this process, and with whom to talk to in order to figure it all out. Our issue would seem to be not being able to afford a down payment on the new loan and how to go about selling the old home. Can anyone give me some advice? We have only owned the home going on two yrs. We bought it for 170, 000 and owe 166000 now.
