Most Property Management companies follow a set of procedure which includes legal notice of contract breach, personal contact with the tenant in an effort to work things out. If that fails the ultimately there is a court hearing, a judgment is made against the tenant and then eviction if necessary. If it becomes clear that the tenant is unable or unwilling to pay any more rent, every effort should be made, as quickly as the law permits, to get them out of your property so that a new tenant can be found and restore the income stream for you property.
