I can't say STREAMLINE loud enough or quick enough with interest rates in the low 5% range. If you currently have a VA loan now is the time to refinance that loan. The VA has a simple process called a streamline that does not require an appraisal, credit or job documentation. The loan is very simple and is a rate reduction, it allows all closing cost (very minimal) and the funding fee to be rolled into the loan. The most important factor here is that you don't need an appraisal. In today's housing market most of us are concerned about our value not being what it was, this loan does not require an appraisal so regardless of value YOU CAN REFINANCE! I have 3 clients that closed on their home in July and August of 2007, I am currently refinancing them to a lower rate today. There is no time limit on a streamline refinance.
