- Despite government programs, regulations, and rhetoric, short sales are still extremely difficult and stressful for purchasers. For instance, the property may be very close to foreclosure and could actually enter foreclosure during the short sale process, in which case, all bets are off and we start again. Or, a month (or longer) after the contract has been ratified by the seller, the third party decides that the price isn’t high enough and wants a substantially higher price. At this point the buyer can walk away or come up with the money which may not be a great option when trying to get moved in, kids in school, etc. by a certain date. - As predicted, underwriter scrutiny and appraisal standards have gotten much tighter to the point that in a make believe world, if Bill Gates applied for a loan he would have to document all of his income three times and would probably be denied for lack of credit history. Of course Bill’s advantage over us is that he would just buy the bank and sign his own loan. OK, sarcasm aside, be prepared to document repeatedly up to the point of settlement, and don’t shoot your loan officer.
- Tax Credit Deadlines
The home buyer tax credit is available for qualified purchases with a binding sales contract in place on or before April 30, 2010 and closed by June 30, 2010.
It is EXTENDED for one year for service members who are deployed OUTCONUS for at least 90 days (between Dec 31, 2008 and May 1, 2010). For these home buyers, the tax credit applies to sales with a binding sales contract in place on or before April 30, 2011 and closed by June 30, 2011. This also applies to certain employees of the intelligence and foreigh service communities. For more information see:
